PORT OF LOS ANGELES ISSUES REQUEST FOR INTEREST TO REDEVELOP HISTORIC WAREHOUSE NO. 1 PROPERTY
Official Site Tour Scheduled for Dec. 12; Responses due by March 10
Nov. 12, 2024 – The Port of Los Angeles has issued a Request for Interest (RFI) for the redevelopment or adaptive reuse of the existing Los Angeles Municipal Warehouse No. 1. The process will inform the Port’s strategy for a subsequent Request for Qualifications (RFQ) and Request for Proposals (RFP) expected to be issued in 2025.
Offering panoramic views of the LA Waterfront and Catalina Island, the historic Warehouse No.1 property is considered one of the most iconic buildings at the Port of Los Angeles. The massive six-story, nearly 500,000 sq. ft. structure -- adjacent to AltaSea at the Port of Los Angeles and the Los Angeles Main Channel -- is also just over a mile from the Port’s 42-acre West Harbor development, the $250 million entertainment, dining and shopping district scheduled to open in 2026.
“Redevelopment of the historic Warehouse No. 1 is another major step in the Port’s long-term vision to transform the LA Waterfront into a vibrant visitor and tourist destination,” said Port Executive Director Gene Seroka. “We are excited to continue that momentum with yet another significant revitalization project in the pipeline.”
“Reimagining such a storied and iconic property on the LA Waterfront presents a unique opportunity for developers and innovators,” said Port’s Director of Waterfront and Commercial Real Estate Mike Galvin. “We welcome any and all ideas on ways to maximize the possibilities of this property and leverage its commercial potential, while also preserving its historic significance.”
The Port will hold a site tour for interested parties on Thursday, Dec. 12. Tour reservations must be made by Nov. 20. here. Questions on the project and scope must be emailed to the THerr@portla.org no later than January 15, 2025. Respondents are expected to provide a general narrative description outlining a vision for adaptive reuse and overall best use of the site. RFI Responses are due by March 10, 2025.
Warehouse No. 1 is located at Berth 60 in the Outer Harbor at the southern end of the Port’s Main Channel. Potential uses include, creative office, hospitality, dining, entertainment, education and other marine-related or visitor-serving adaptive commercial uses.
Built in 1917, Warehouse No. 1 initially served as the Port’s only bonded warehouse, listed in the National Register of Historic Places. Portions of the warehouse are still currently in use, and it is also a popular production location for movies and TV shows.
